  • "Buyer" — anyone inquiring about the purchase or rental of a timeshare.
  • "Seller" — anyone offering a timeshare for sale or rent.

Cooling Off Rule

The Federal Trade Commission 3-day cooling-off rule does not apply to transactions on this website.

The Company makes no guarantee of accuracy for product descriptions, pricing, or amenities, and disclaims all liability for viruses, errors, or inaccuracies. All products and services are provided without warranty.

Account Responsibility

Users are responsible for maintaining the confidentiality of their passwords and for all activities that occur under their accounts. The Company reserves the right to refuse service or terminate accounts at any time. User identity cannot be guaranteed.

Electronic Communications

Electronic Signature

Cancellation Policy

No refunds are available after a consumer makes a reservation.

Pricing

The rate represents the advertised price from the Seller. The terms "Rent" and "Rental" describe an inspection privilege, not a literal rental arrangement. Rates are individually authorized by the Seller. Some items may be mispriced.

Risk of Loss

All transactions occur directly between the Buyer and the Seller. Risk of loss and title transfer directly between those parties.

Product Descriptions

The Company attempts accuracy but does not warrant completeness of descriptions. The consumer's remedy for inaccuracies is limited to redress with the Seller.

Third-Party Information

The Company does not specifically endorse third-party vendors and is not responsible for evaluating their offerings. Users are responsible for validating third-party information. The Company acts as an intermediary only after booking.

Reviews and Content

Illegal, obscene, threatening, or defamatory content is prohibited. The Company may remove or edit content without regular review. Users grant a nonexclusive license to use submitted content and warrant their ownership of and accuracy in that content.

Applicable Law

Florida law governs these Terms without giving effect to conflict-of-law principles. All claims shall be decided by binding AAA arbitration, which is confidential and may be conducted electronically. The arbitrator's decision is final and binding.

Limitation of Liability & Indemnification

The Company is an online marketplace, not a real estate broker. The website is for personal use only; commercial use requires written consent. The Company is not liable for damages arising from use of or inability to use the website. Users agree to indemnify the Company against third-party claims.

Rights and Licenses

Users receive a limited, personal, non-transferable license to access the website. No commercial use is permitted. The Company owns all copyright and proprietary rights. Unauthorized use violates intellectual property law.

Copyright Notice

All text, graphics, and design elements are copyrighted by the Company. Redistribution is strictly prohibited. Timeshare resorts referenced are not affiliated with the Company. Sellers grant permission for trademark use for identification purposes only.

Buyers

Searchable Marketplace

The marketplace identifies timeshare offerings for research purposes. No action is taken until ownership confirmation is received from the Seller. The Company is held harmless for any inability to use an advertised timeshare.

Disclaimers

The Company does not recommend, endorse, or guarantee any timeshare, and bears no responsibility for timeshare condition.

Timeshare Description

The Company does not verify timeshare listings. Descriptions are presented "as is." Sellers are solely responsible for their accuracy.

Travel Interruptions and Risks

Travelers are urged to research their destinations. Although most travel is completed without serious incident, travel to some destinations involves elevated risk. The Company is not liable for damages from international travel and bears no responsibility for cancellations, weather, government actions, or terrorism.

Contact Information

The Company may share your contact information with Sellers. The Company is not responsible for the outcome of any transaction. Users expressly permit this sharing of information.

Sellers — General Terms

Agreement Required

A written agreement outlining rights and obligations is required before any transaction. Sellers must acknowledge and agree to these Terms of Use.

No Specific Buyer Identified

The website exposes timeshares to potential buyers. The Company has not identified any specific buyer.

Seller Eligibility

Sellers must be capable of forming legally binding contracts. All submitted information must be true and correct. Sellers must provide identification, proof of ownership, and proof of authority. By listing, sellers represent that they:

  • Own or hold the right to the property
  • Will honor all agreement terms
  • Will not wrongfully withhold deposits
  • Will facilitate reservations and accurately describe the property
  • Will not deny access or refuse due refunds

Additional Warranties

Sellers warrant that all maintenance fees are paid, the property is not in default with the resort, all fees and taxes are current, and the property will not be double-booked or committed to other use after advertisement. Sellers are financially responsible for buyer access denial resulting from double-booking and authorize the Company to charge their credit card for damages and collection costs.

Advertisement Terms

Advertisements may remain on the website per subscription terms. The Company relies on seller-provided status information. Listings may be cancelled by sale, Company removal, or seller request. No guarantee is made as to the timeframe for a sale. Sellers are responsible for reviewing and ensuring accuracy of their listings. Changes must be submitted in writing.

Marketing Assistance

The Company provides marketing services to sellers. If a buyer is identified, the seller must provide the buyer's name, address, and phone number.

Payment

No money is due unless a signed Agreement is in place. Sellers should carefully review their original timeshare purchase contract and seek legal advice if needed.

Terms of Advertising

The Company reserves the right to refuse, deny, or cancel advertisements. Maintenance fees must be paid in full. The property cannot be utilized or assigned to third parties. Third-party deposits are not permitted. Expenses from double-booking are the seller's responsibility. Resort booking procedures vary. Property must be available no less than three weeks before check-in. The Company may adjust the rate based on market conditions prior to check-in.

Property Obligations

Sellers must: allow the Company to advertise the property; ensure the property profile is true, complete, and accurate; possess full right, title, and interest for the use period; remain current on all property fees; keep the property exclusively available; respond within 48 hours to Company communications; and be responsible for charges exceeding the advertised rate.

Confidentiality

The existence and duration of the agreement may be disclosed; specific terms may not, except as required by court or government order with reasonable notice efforts.

Limitation of Liability

Neither party is liable for punitive, incidental, or consequential damages, except for damages arising from a seller's breach.

Assignment & Compliance

These Terms are binding on the seller and the Company. The Company may assign its rights to affiliates. Both parties must comply with applicable laws. These Terms constitute the entire agreement of the parties.

Indemnification

Both parties indemnify each other for breach, errors, and claims. Sellers additionally indemnify the Company for IP infringement, inaccurate information, and third-party claims.

Property Substitution

Each advertisement relates to an individual property. Substitution requires Company consent. Substantial alterations may result in termination and fee retention. One property per advertisement unless multiple units or additional purchases are involved.

Unauthorized Payment Methods

Sellers may not request cash, wire transfers, PayPal, or Western Union. Violations result in immediate removal without refund. The Company assumes no liability for fraudulent transactions.

Subscription Payments

Payments must be in U.S. Dollars via major credit/debit card or ACH check.

Subscription Term, Refunds & Termination

Subscription Term

The Company may charge a subscription fee. The first year may be free for affiliated sites where expressly included.

Refund Requests

Refunds are available only under applicable guarantee programs. Contact support with your customer number and reason. The Company determines refund eligibility.

Incomplete Advertisements

Refund consideration is available only within 3 days of purchase for incomplete advertisements. Non-completion results in no refund; the subscription expires within 12 months. Renewals remain online without refund. Contact the Company for removal of sold properties (no refund).

Termination

Either party may terminate immediately for material default not cured within 30 days, insolvency, bankruptcy, general creditor assignment, or business dissolution. The Company may also terminate immediately for unsuitable material, misuse, material breach, double-booking complaints, or abusive behavior — without refund.

Transfer of Advertisement

Advertisements may not be transferred to another party. Property sale requires guidance from the Company for a new advertisement.

Communications Limitations

Personal information may only be used for website communications and financial transactions. Users must provide removal opportunities, may not disclose information to third parties without consent, must protect others' information with reasonable care, and may not send spam or add users to mailing lists without consent.

Disclosures

General

The Company may operate in the timeshare resale marketplace as a web-based network connecting buyers, sellers, and users. The Company does not engage in real estate brokerage or transfer services, does not negotiate for either party, and may refer users to licensed brokers or attorneys. Additional fees may apply (transaction, broker, or closing). Market conditions affect transactions; no price or timeline guarantees are made.

Florida Disclosure (Fla. Stat. § 721.205)

Users understand that: additional costs to third parties are possible (transfer, title, government fees); use of a licensed title agency is recommended; the owner remains obligated for all fees and costs; the Company does not provide brokerage services other than advertising; no interested buyer has been identified; no specific resale value is stated; and a credit card will not be charged before a written Agreement is in place.

All States Disclosure

Users understand that: resort and government fees apply; a licensed title agency is recommended; mortgage and obligation payments must be maintained; no current buyer has been identified; no appraisals or resale value specifications are provided; and credit card charges require written approval. The Company does not advertise at resorts or make resort visits; timeshares are presented through the website only.

Intellectual Property Licensing

Users grant the Company a license to use all timeshare information, photos, and descriptions submitted. The Company gains ownership of such materials and copyrightable works, including the right to update, correct, and modify information.

FSBO Seller Section

The Company forwards inquiries directly to the seller. Sellers negotiate without Company involvement. Company staff assist buyers but are not the seller's agents. Sellers are responsible for contact, negotiation, and contracting. A licensed title company is recommended. Sellers must respond timely to inquiries; repeated non-response may result in an inactivity designation.

Represented Seller Section

Assisted Listing services are available through an agreement with Vacation Ownership Brokerage LLC / Timeshare Broker Services in a transactional broker arrangement. The Company forwards inquiries to Broker Services, which handles negotiation. A licensed title company is recommended. Multiple buyer inquiries are possible.

Trial Use — Travelers

An Inspection Privilege trial use is available, governed by the Assisted Inspection Use Traveler Agreement. Trial use allows evaluation of a property for potential purchase.

Traveler Responsibilities

  • Pay the Inspection Price (trial use cost)
  • Be responsible for the actions of accompanying persons and "Stay Guests"
  • Ensure Stay Guests comply with resort rules
  • Reimburse for any damage
  • Indemnify the Company for owner damage claims

Inspection Price & Purchase

The entire Inspection Price is credited toward a future purchase. There is no purchase obligation and no tour or solicitation requirement. The owner has no obligation to sell. Sales taxes and resort fees may apply if government-required. Joint and several liability applies for taxes.

Cancellation & Changes

No refunds or changes are available once a reservation is made. Travel insurance is recommended.

Resort Fees

Daily fees vary by resort and may include: Wi-Fi, phone, towels, activities, cleaning, transportation, and amenities.

Owner Interruption

The owner or resort may cancel or interrupt a reservation. The Company is not responsible for such interruptions. Refund claims should be directed to the owner or resort, not the Company.

Trial Use — Owners

Owner Responsibilities

Owners must assist in finding and negotiating with Travelers, make reservations for Travelers and Stay Guests, and provide a Confirmation to the Company and Traveler verifying size, dates, and accuracy. The Company may hold funds until verification is complete.

Non-Interference

Owners must not interfere with a Stay, deposit the property elsewhere, commit it to third parties, or access or use the property during the Stay period.

Owner Interruption

Any interference or disruption constitutes liquidated damages. Owners must pay the cost of alternate accommodations and indemnify the Company for Traveler claims.

Tax Liability

No sales, resort, or hotel taxes are expected. Government-determined taxes carry joint and several liability. Owners indemnify the Company for such taxes.

Intellectual Property

Copyright

All website content — including text, graphics, logos, images, audio, and software — is copyrighted by the Company. All rights reserved.

Copyright Complaints

The Company respects third-party intellectual property rights and follows a Notice and Takedown Procedure for copyright complaints. To file a complaint, provide:

  • Electronic or physical signature of the authorized person
  • Description of the copyrighted work
  • Location of the infringing material on the website
  • Your address, phone number, and email
  • A statement of good-faith belief
  • A statement of truthfulness under penalty of perjury

This website is independently owned and operated. This Privacy Policy applies to services provided through the Company website. Third-party partner services may have separate policies if they operate under a different domain or separate agreement.

The Company employs reasonable and current Internet security methods and technologies to protect Personal Data.

Mobile Opt-In and SMS Data

Mobile and SMS data is not shared, sold, rented, or disclosed to third parties for marketing purposes. It is used solely for requested services, account updates, and transaction information. Users may opt out at any time by replying STOP, UNSUBSCRIBE, CANCEL, END, or QUIT. A 10-day processing period applies. A final confirmation message may be sent.

Information Usage

Personal Data may be used for: purchasing or offering services; building improved features; phone, email, and text communications (promotional or account-related); direct-dialed, predictive, or automated technology; AI assistants for questions and scheduling; feedback requests; and special offers or promotions.

Personal Data Sharing

Personal Data may be shared for the following purposes:

  • Providing services with buyers, sellers, agents, and brokers
  • Affiliates and subsidiaries for service performance
  • Operational support (network management, data/server management, mail/email handling, data analysis, marketing, payment processing, customer service)
  • Occasional third-party offers (telephone/SMS numbers are not shared)
  • Outside payment companies (no retention, sharing, or storage for other purposes)
  • Future business transfers (Personal Data may transfer with company assets)
  • Legal compliance (Company may release data to comply with law, enforce terms, or protect rights and safety)

Cookies Policy

The Company uses cookies — small code bits stored on your device — to enable website personalization and reduce submission time. Browser features are available to disable cookies. Non-personally identifiable information may be used by third-party advertisers. Pixel tags and clear gifs may be used. Other companies' cookies are subject to their own policies.

Personal Data Access & Changes

Users may contact the Company to update or correct their Personal Data. Identity verification may be required.

Children's Information

This website is not directed to children under the age of 13, and the Company does not knowingly collect information from children per COPPA. Persons under 18 are ineligible for services. Non-Discrimination

The Company provides equal service and pricing to all users. No discriminatory treatment will result from exercising CCPA rights.

Rights Under CCPA

Right to Know / Access / Data Portability

California residents may request disclosure of: the categories and specific pieces of Personal Information collected; the sources of that information; the purposes for collection and use; and the categories of third parties with whom information is shared. Two requests are available annually at no charge; responses are provided within 45 days (90-day maximum with notice).

Right to Opt-Out

California residents may request to opt out of the sale or sharing of Personal Information. Opting out may affect service quality. Affiliates and service providers continue essential sharing.

Right to Delete

California residents may request deletion of Personal Information. Exceptions include: service provision, security, legal compliance, public interest research, free speech, and reasonable expectation.

Right to Correct

California residents may request correction of inaccurate Personal Information, considering the nature of the information and its processing purposes.

Right to Limit Sensitive Information

California residents may limit the use and disclosure of sensitive Personal Information to necessary purposes. A "Limit the Use of My Sensitive Personal Information" link is available on the website.

No Retaliation

The Company will not discriminate against users for exercising their CCPA rights.
